90232: tight supply, fast sales, prices over list
The Real Estate Data Aggregator counted only 23 homes for sale in 90232 during the three months ending July 31, 2026. That is down 42.5% from the same period a year before. With 3.1 months of supply, buyers have very little to choose from. That pressure shows up in the numbers. Nearly two in three homes, 65.2% to be exact, sold above list price. The average sale came in at 103.5% of list. Both figures rose from a year ago.
Speed matters here too. The Real Estate Data Aggregator found that 38.5% of homes in 90232 went under contract within two weeks of listing. That share rose 9.9 points from a year before. 90230: more choices, slower pace, prices still rising
In 90230, the Real Estate Data Aggregator counted 68 homes sold in the three months ending July 31, 2026. That is up 7.9% from a year before. The median sale price was $1,137,750, up 51.7% from the same period in 2025. That is a big jump. It may reflect a shift in what kinds of homes sold, not just overall price growth. The pace is slower here. Median days on market was 51, and months of supply sat at 4.6.
Not every home in 90230 sold fast. Only 22.7% went under contract within two weeks, per the Real Estate Data Aggregator. That is a small admission worth making: pricing matters more here. Still, 42.7% of homes sold above list price, up 12.5 points from a year ago. The market is not slow, just less urgent than 90232.
Rates are above 7%, and that shapes both ZIP codes
Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. That adds real cost for buyers. It also helps explain why pending sales across Culver City dipped. The Real Estate Data Aggregator counted 92 pending sales across both ZIP codes, down 15.6% from a year before.
Even so, homes are still selling. The Real Estate Data Aggregator counted 91 homes sold across 90230 and 90232 in the three months ending July 31, 2026. That is up 3.4% from a year before. New listings across both ZIP codes came in at 142, down just 0.7% year over year. Supply is not flooding in, and demand has not collapsed.
